CONSTRUCTION DEFECT SERVICES

When a construction defect is found we seek to stay involved for the duration of the project to work alongside our clients during every step of the process. Starting with the destructive testing investigation, analysis and reporting of non-compliant conditions, expert meeting representation, mediation assistance, repair scope development, and ultimately the construction defect resolution.  Once the resolution is achieved we continue to stand with our clients and walk them through the next phase of final project scope preparation, bid acquisition, contractor selection, and owners’ representation during the repair portion with continuous project oversight services and quality assurance for the duration of the repairs to ensure all contractual obligations are met, all installation meet manufacturers’ requirement’s, all warranty’s are met and that our clients get exactly what they paid for.   Architects, contractors, facility and property managers, homeowners and attorneys rely on BEAR to provide trusted solutions and customized recommendations appropriate for their project scope and budget.

Insurance Coverage

While most property owners carry insurance policies for fire and flood coverage we look at insurance policies as a potential source for project funding.  Of course your policy has to include specific verbiage related to the physical building and may include terms like “wind driven rain” or “eminent collapse”. We have partnered with attorneys to help our clients find any potential claim recovery if it exists.

Warranty Claims

All states have passed a “Condominium Act”, and many of them provide additional coverage to the unit owners that provides certain warranties like good workmanship or adherence to building codes etc. These warranty periods can extend up to 10 years. Claims for warranty violations can result in coverage to fix the problems. Our invasive inspections will reveal if your warranty was complied with or not. Once you have our report, we will work with you and your attorney to strategize any reasonable approach that is to the benefit of the property and the HOA.
